PORTUGAL: REQUIREMENTS

To satisfy the conditions outlined by the Portuguese immigration laws, the following requirements must be met:

      1. Proceed with a real-estate investment in Portugal of a minimum amount or equal to:
        i. € 500,000 which can be located anywhere in Portugal; OR
        ii. € 400,000 in low density cities; OR
        iii. € 350,000 if the construction of the property is at least 30 years old and is located in an urban rehabilitation area; OR
        iiii. € 280,000 a low density cities that are part of a specific list of approved places.
      2. Maintain the property for a period of at least 5 years.
      3. Spend on average 14 days in Portugal every year in order to maintain and renew the residence permit.

PORTUGAL: DOCUMENTS

The documents issued in a foreign language must be officially translated into Portuguese. Below is a general list of documents required:

      1. Passport.
      2. National identification card.
      3. Birth certificate.
      4. Family booklet, marriage/divorce certificate, issued within the previous 3 months prior to the application.
      5. Health insurance coverage valid in Portugal.
      6. Police certificate of good conduct, issued by the country of origin or from country of residence (if different) for the last five years.
      7. Documents confirming the source of revenue and of occupation.
      8. Tax assessment and declarations covering the previous 5 years.
      9. Acquisition deed of the real estate in Portugal as well as a land Register Certificate with the records.
      10. Documents from the bank confirming the transfer and payment for the property acquisition in Portugal.
      11. In case of an investment in a property that is dated for more than 30 years, the applicant should include supporting documents of the construction of the real estate that is more than 30 years.
      12. If the investment concerns a property located in low density areas, a declaration of the competent entity attesting that the real estate is within a rehabilitation area should be included as well.
      13. Engagement letter attesting the applicant will maintain the property for at least 5 years.

PORTUGAL: PROCESS

Below is a general procedure our clients typically follow to obtain their visa and residence permit: 

      1. Initial consultation to answer any questions you may have.
      2. Our team will help you prepare, legalise and translate all of the documents. 
      3. Opening a bank account and obtaining a NIF (Tax Identification Number) in Portugal is necessary to complete your application. 
      4. You can travel to Portugal to search for and acquire a property. Should you require our assistance in this matter, our team will be able to accompany you in the search for a property. In the event that you are unable to travel to Portugal, this process can be carried out remotely by proxy.
      5. Once your file is complete and the property acquirement is accomplished, you will be able to present your file at the Portuguese consular services in your country of citizenship or of residence.
      6. A Portuguese national visa will be issued if your application is approved and you will be able to travel to Portugal to register your arrival and finalise the administrative procedure to obtain a residence permit from the Portuguese Department of Immigration and Border Control Service (SEF).
      7. The first residence permit will be valid for a period of 1 year.
      8. You can renew your permit twice for a period of 2 years each. After 5 years of legal residence, you can apply for a permanent residence permit and the Portuguese citizenship by naturalisation.

1. Descent

      1. A child automatically acquires Portuguese citizenship at birth, if one of the parents is a Portuguese citizen, regardless of the place of birth.
      2. If a child is born in Portuguese territory and has lived in any territory of Portugal for a period of 10 years, they can automatically acquire nationality (this includes any Portuguese colony before its independence).
      3. If one of your grandparents is Portuguese by birth and you are familiar with the Portuguese language, you may qualify for Portuguese citizenship, subject to approval.
      4. A child adopted by Portuguese parents before reaching legal age automatically acquires the nationality.

2. Marriage

3. Naturalisation

An individual who has legally resided in Portugal for 5 consecutive years and can speak Portuguese can apply for citizenship.
